The addresses that hold their value
Mohali was planned in phases, and the oldest of them have aged the best. The one and two kanal homes of Phases 3, 4 and 5 sit on square plots under mature trees, beside neighbours who have been there for a generation. The newer sectors offer wider roads and recent construction, and suit buyers who would rather move into a finished, furnished house than rebuild.
We have advised on houses in both for thirty-eight years. The difference between a good house and the right one is usually something you only learn by knowing the street.
What a kanal buys
A kanal is roughly 500 square yards. On a square plot with a wide front, it gives a family a proper house with a lawn, and gives the next owner a plot that is easy to rebuild. That is why we speak about frontage in feet, and the shape of the plot, before we speak about the house itself.
Direction matters here as much as size. Many buyers in Mohali weigh the way a house faces as heavily as its square footage, and we tell you before you visit.

Across Punjab
Some of the finest residences we have been entrusted with sit outside Mohali, such as a one-acre mansion in Patiala's Urban Estate with the bearing of another era. We advise on landmark homes in Punjab's established cities with the same care we bring to our own.
In confidence
Buyers at this level rarely want their search known, and sellers rarely want their house on a portal. We keep both sides private, arrange viewings by appointment, and bring the two together only when both are ready.
Who we advise
Families moving up within Mohali, NRI owners buying a home to return to, and owners selling a family house who want it handled quietly. For each, the work is the same: the right street, the right plot, and papers that hold.
